  • We will provide you with a market appraisal free and agree a marketing price
  • Once instructed and our terms and conditions are signed, we will arrange for the property to be photographed and start marketing. Your property will be listed on our website, Rightmove, Zoopla and the universities of London Housing
  • services as well as many other advertising platforms including social media.
  • The property will also be offered to our list of already vetted and registered applicants.  
  • All viewings will be accompanied by one of our staff.
  • Negotiate any offers and agree terms. Once we have an agreement in place we will take a deposit of 1 weeks rent as a way of commitment from tenants.
  • Upon on receipt of the initial deposit of 1 weeks rent we will commence referencing process which will include financial reference, credit checks, current previous landlord, verify ID and carry out right to rent checks.  
  • Upon satisfactory reference we will prepare a Assured Shorthold Tenancy agreement, arrange tenant to sign and collect the additional deposit totalling 5 weeks rent as well as advance rent payment of at least one month rent.  
  • We must provide tenants with a valid gas safety record & an electrical condition report which we can assist to obtain.
  • Carry out a visual inspection of the property ensuring all is in order prior to handing over.
  • If agreed, we will arrange for an independent inventory report on the condition of the property at the time of handover


Tenancy Ending

  • At least 2 months prior to the expiry of the tenancy we will make contact with the tenants asking for their intention for the year a head
  • If tenants intend to vacate, we will take instructions from the landlord and remarket the flat in order to secure tenants as quickly as possible minimising any void periods. Upon receiving possession, we will carry out a visual inspection and assist/advise with any issues that may arise including deposit dispute  
  • If tenants intend to renew, we will take instructions from the landlord. Negotiate any new terms
  • Arrange any certificates such as annual Gas Safe inspection and ensure all is within regulation.
  • Prepare and arrange contract signing


Rent Collection

  • Collect Rent from Tenants as per the terms of the contract
  • Chase tenants for non-payment of rent
  • Provide monthly statement
