Property management Includes
Inspect property, ensure property and landlord are legally complied with regulations such as Gas Inspection, Electrical inspection, EPC etc. Arrange any maintenance or any requirements for prospective tenants including cleaning and professional inventory
Inspect regularly, including checking on maintenance when reported and works are completed. Advised tenants on how to maintain and guide on up keep where required
We will make contact tenants at least 6- 8 weeks prior to their tenancy and negotiate extensions subject to your agreement
Rochester Place will collect the rent from tenants and provide landlords with monthly statements with full breakdown of any expenditures. Rochester Place will chase tenants for any unpaid rent and endeavour their best to collect any unpaid rent.
The deposit can be passed on to the landlord for it to be protected or Rochester Place who are members of www.mydeposits.co.uk and the www.depositprotection.com and can register the deposit under the custodial or insurance based scheme.
Rochester Place will handle any dispute and negotiation arising from any damages including any matters put forward to arbitration where an agreement is not met between landlord and tenants over any deductions
We recommend we hold a set of keys for emergency’s and provide a 24hr phone service for all tenants occupying managed properties
Maintenance are reported to Rochester Place and we ask all tenants to email non urgent maintenance. Over the years we have built up relationship with local tradesmen whom we use on a regular basis, all our tradesmen are professional, skill full, honest and transparent with very competitive pricing
