New Renters’ Rights Act document must be given to tenants
The Information Sheet is aimed at helping private landlords and their letting agents in England understand what they need to do under the Renters' Rights Act.
A new Renters’ Rights Act document that landlords and their agents must give to tenants has been issued by the Government.
The so-called ‘Official Information Sheet’ is aimed at helping private landlords and their letting agents in England understand what they need to do under the Renters’ Rights Act.
The Government said: “If you are a landlord and have a letting agent who manages the property on your behalf, then the agent must provide the Information Sheet to the tenant, even if you have also provided it.”
Act changes explained
The document explains to tenants how they will be affected by the changes introduced by the Act.
It covers changes to Section 21 notices, increasing rents, changes to fixed terms, ending a tenancy, student lets and keeping a pet.
It must be given out if the tenancy is an assured shorthold tenancy, was created before 1 May 2026 or has a wholly or partly written record of terms – including a written tenancy agreement.
It must be given by 31 May 2026 or you could be fined by up to £7,000.
Delivery
It must be provided to the tenants by either printing out a hard copy that is posted to the tenant or delivered to them by hand, or my sending the PDF as an attachment to an email or text message. Sending a link to the PDF via text or email is not valid.
The legislation does not require any existing written tenancy agreement to be changed or re-issued.
