This is a guide to the best primary schools in Camden Town and the surrounding NW1 streets, not the whole London Borough of Camden, which stretches from Highgate to Holborn. It sets out the 2025 cut-off distances for eight schools, the streets that sit inside them, and what those streets cost.

Camden Town is a place people assume is all market and music, and then discover has some of the most consistently strong primary schools in the borough tucked behind the high street. The council allocates places at its community schools by straight-line distance rather than catchment, and in Camden Town the picture is unusually varied: Hawley admitted to 0.467 miles in April 2025 with nearly four applications per place, while Richard Cobden, a few hundred metres away, still had places after offer day, according to Camden Council's Starting School in Camden guide.

Is Camden a good place to buy a home with a family?

Yes, if the budget stretches to it: Camden combines primary schools that Camden and Islington report as good or outstanding, secondary options within walking distance, zone 2 transport and real green space, which is a combination few parts of London offer in one postcode. The trade-off is price. The June 2026 borough average was £833,000 in Camden against £554,000 for London as a whole, according to the ONS, and the streets nearest the most oversubscribed schools sit above the borough figure. Camden Town's advantage is choice: eight primaries within a mile, two of which still had places after offer day in 2025, which is rare this close to the centre.

For a family deciding where in London to buy, the practical test is this: can you afford a home inside the cut-off distance of a primary school you like, within walking distance of a secondary you would accept, on a street you would still want to live on once the children have left? Camden passes that test more often than most inner-London areas, and the sections below show exactly which streets.

Why do families move to Camden Town for the schools?

Families move here for the combination of central London transport, Regent's Park and Primrose Hill within walking distance, and a group of primary schools that outperform the national average without the queues found further north. Camden Town station is on the Northern line in zone 2, Camden Road is on the Overground, and Mornington Crescent, King's Cross and Euston are all walkable. The council reports good or outstanding Ofsted outcomes across all 38 of its primaries and has spent £165 million on school buildings through its Community Investment Programme.

The trade-off is the market itself. The streets nearest Camden Lock are lively at weekends, and buyers with young children tend to gravitate to the quieter grids north of Camden Road, west towards Primrose Hill, or south-east into the Georgian squares near Regent's Park.

How does Camden decide who gets a primary school place?

For community schools, places go in this order after children whose EHC plan names the school: looked-after and previously looked-after children; siblings still on roll; children with an exceptional social or medical need tied to that school; children of staff employed there for two years; then distance, measured as the crow flies from the home address to the centre of the school. 1. Torriano Primary School, Torriano Avenue NW5 2SJ

Best for: the Camden Road and Camden Square side of Camden Town.

Torriano had the highest demand per place of any school in this guide: 225 applications for 58 places in 2025, admitting to 0.379 miles, almost unchanged from 0.339 in 2024. From Camden Town the reach takes in Camden Park Road, Camden Square, Murray Street, Bartholomew Road and Caversham Road. 2. Hawley Primary School, 3 Hawley Road NW1 8RP

Best for: the Castlehaven and Hawley Road streets just north of the Lock.

Hawley is the most oversubscribed community school in Camden Town: 115 applications for 30 places in 2025, with the last place going to a child 0.467 miles away, out from 0.324 miles the year before. That circle covers Hawley Road, Hawley Crescent, Castlehaven Road, Leybourne Road and the southern end of Kentish Town Road. 3. St Paul's CE Primary School, Elsworthy Road NW3 3DS

Best for: Primrose Hill's grandest streets.

St Paul's sits on Elsworthy Road, on the northern edge of Primrose Hill, and drew 106 applications for 30 places in 2025 with an open-criterion cut-off of 0.39 miles. Elsworthy Road, Elsworthy Terrace, King Henry's Road, Ainger Road and the northern end of Regent's Park Road are inside that. 4. Edith Neville Primary School, 85 Polygon Road NW1 1HQ

Best for: Somers Town, between Camden Town and King's Cross.

Edith Neville had 96 applications for 30 places in 2025 and admitted to 0.481 miles. It shares an executive head with Richard Cobden. 5. Primrose Hill Primary School, Princess Road NW1 8JL

Best for: families who want Primrose Hill without the Elsworthy Road price tag.

Primrose Hill Primary is a two-form-entry community school with 60 places, a 39-place nursery and 15 full-time two-year-old places. It received 161 applications in 2025 and reached 1.34 miles, out from 0.96 in 2024, which is a wide net for a school in this postcode. Princess Road, Chalcot Road, Fitzroy Road, Gloucester Avenue and Regent's Park Road are all comfortably inside it, as are the Chalk Farm streets north of the railway. The school also hosts Camden's additionally resourced provision for children with complex autism. 6. Holy Trinity and St Silas CE Primary, Hartland Road NW1 8DE

Best for: the Hartland Road and Clarence Way pocket, and churchgoing families.

Holy Trinity and St Silas is a Church of England school a few minutes from Hawley, with 30 places and 69 applications in 2025. Its open-criterion distance was 0.333 miles, in from 0.226 in 2024. Hartland Road, Clarence Way, Harmood Street, Castlehaven Road and the Chalk Farm end of Ferdinand Street are the nearest addresses. As a voluntary aided school it needs a supplementary form for faith places, and the church criteria take priority over pure distance. 7. Christ Church CE Primary School, Redhill Street NW1 4BD

Best for: the Regent's Park terraces and Albany Street.

Christ Church NW1 is a Church of England school on Redhill Street, between Regent's Park and Albany Street. It had 63 applications for 30 places in 2025 with an open-criterion distance of 2.146 miles, having had vacancies in 2024. Redhill Street, Albany Street, Robert Street, Augustus Street and the Nash terraces on the park's eastern edge are the nearest addresses. It is a small school with a 13-place nursery and a faith route that takes priority for church families. This end of NW1 is closer to Great Portland Street than to Camden Lock, and buyers who work in the West End often find it the most practical of the eight.

8. Our Lady's Catholic Primary School, Pratt Street NW1 0DP

Best for: Catholic families in central Camden Town.

Our Lady's is a voluntary aided Catholic school with 30 places and a 26-place nursery. It received 52 applications in 2025 and had places after offer day. Its criteria prioritise baptised Catholic children, and a supplementary form goes to the school directly. Pratt Street, Camden Street, Bayham Street and Plender Street are the nearest addresses, all a short walk from both Camden Town and Mornington Crescent stations. It shares executive leadership with St Patrick's in Kentish Town and St Joseph's in Covent Garden.

9. Richard Cobden Primary School, 29 Camden Street NW1 0LL

Best for: the Camden Street and Bayham Street grid, and the least competitive route to a strong school.

Richard Cobden had 91 applications for 60 places in 2025 and still had vacancies after offer day, as it did in 2024. It runs a large 52-place nursery and shares an executive head with Edith Neville in Somers Town. Camden Street, Pratt Street, Bayham Street, Georgiana Street and Royal College Street are the immediate addresses, a mix of Georgian terraces, mansion blocks and newer developments between the high street and St Pancras. For a buyer who wants Camden Town and a school place without a bidding war, this is the one Abdul mentions first.

10. Brecknock Primary School, Cliff Villas NW1 9AL

Best for: the Agar Grove and Camden Park Road side, where houses are bigger and quieter.

Brecknock sits in the grid between Camden Road and York Way. It had 80 applications for 60 places in 2025 and admitted to 2.158 miles, so distance was not a barrier; note that the published admission number for September 2026 is 30. Cliff Villas, Cliff Road, Agar Grove, St Augustine's Road, Murray Street and Camden Park Road are the streets in reach, and they contain some of the largest Victorian houses in NW1 at prices that undercut Primrose Hill by a wide margin. Top 10 secondary schools in Camden to buy or rent near

Buying with a child under five means thinking about Year 7 too, because the same house usually has to work for both. Camden runs ten state secondaries and co-ordinates Year 7 admissions; applications for September 2027 close on 31 October 2026, with offers on national offer day in March 2027, per Camden Council. Islington uses the same eadmissions.org.uk system and date. Most community secondaries allocate on distance after priority groups, but several are single-sex, the Catholic and Church schools use faith criteria, and Camden School for Girls admits by ability banding. Sixth forms admit on GCSE grades, not address, so proximity matters for Years 7 to 11 rather than 12 and 13.

How this ranking works: Camden published school-level 2025 GCSE results for two secondaries in its August 2025 results release, and its Achievement and Standards Report records which schools had a graded inspection in 2024/25. Schools are ranked on that published evidence and on how hard they are to get into. Where the council has not published a school-level figure, the entry says so and points to the DfE tables. Camden's borough-wide provisional Attainment 8 for 2025 was 46.8, above the national 45.9 and below London's 50.4, per the Camden Learning Achievement and Standards Report 2024-25. Best for: the strongest academic option in the area for girls, and a mixed sixth form that draws from across north London.

The most selective secondary in Camden by admission method: a Year 6 banding assessment (registration 1 July to 22 September 2026 for 2027 entry), then distance within each band. For 2026 entry the furthest offers were 0.38 miles in Band A, 0.76 in Band B, 0.61 in Band C and 0.47 in Band D, per the school's own offer distances page. Voluntary aided, 120 Year 7 places including 18 for visual arts. First here because it is the hardest place to win and has the largest mixed sixth form in the borough.

Second on published results: 41% of GCSE entries at grades 9 to 7 in 2025 and 28% at 8 to 9, per the headteacher quoted in Camden Council's August 2025 results release. Mixed community school, 182 Year 7 places, in a Grade II listed building. Third on published results: 33.5% of all GCSE grades at 9 to 7 in 2025, its best-ever at that level, per the same council release; 30% in 2024. Allocates on distance; cut-off in Camden's allocation table. LaSWAP sixth form.

How should you read an Ofsted report in 2026?

Ofsted changed its framework on 10 November 2025. Any school inspected since then receives a report card grading each area on a five-point scale: exceptional, strong standard, expected standard, needs attention and urgent improvement, with safeguarding judged separately as met or not met. Inspections between September 2024 and November 2025 gave sub-judgements without an overall grade, and inspections before September 2024 keep the old single-word grade until the school is next inspected.
